Infrastructural development for the IKEA department store

Belgrade Land Development Public Agency has constructed and provided the U1 and U2 Roads Permit to Use, including their accompanying infrastructure, in order to make the IKEA complex accessible to public. Zavojnicka River and Gledjevacki Stream Regulation Permit to Use has been provided as well. Works have been completed within the Time for Completion and are the precondition for issuance of the IKEA facilities permit to use.

We wish to thank the IKEA Company for their excellent cooperation in the process of preparing and equipping the site. Land development works have created the conditions for further development of the zone and new investments.

Belgrade Land Development Public Agency has provided the Permits to Use the U1 and U2 access roads to the IKEA department store as well as the Zavojnicka River and Gledjevacki Stream Regulation Permit to Use. Provision of the Permits to Use the executed landscaping works, Transped Intersection works, water supply booster pump station and prefabricated power transformer station works are currently on going. Infrastructure development works create the conditions for further development of this commercial area and new investments.

The City of Belgrade was controlling the public utility infrastructure construction for the purposes of the IKEA department store via Belgrade Land Development Public Agency. Roads, including their accompanying infrastructure, constructed by the Employer on the public building land are going to be transferred into the public ownership of the City of Belgrade.

Nearly two kilometres of roads to approach the complex, 40m long bridge over Zavvojnicka Reka and 5000 meters of water supply and sewerage system has been constructed. Regulation of Zavojnicka River and Gledjevacki Stream in the total length of 2800m including construction of a ᴓ3m and 26m long culvert on Gledjevacki Stream made a significant portion to the Works. Over 60.000m2 of land has been landscaped including installation of public lightning and power transformer station.  In addition to supervision of works, the Agency has resolved the acquisition issues on 730 cadastral lots planned to be used for infrastructural development and has registered the land title as the public property of the City of Belgrade.

The value of the Works carried out by the Employer amounts to RSD 1.2 billion, and the land development fee final account based on the net building area will be made as soon as the as-built design is prepared.
